Tenant Introduction with Rent Collection Service

This is our most popular service which includes the marketing of the property, appropriate advertising, the introduction of a suitable tenant, the taking up of references and negotiating the terms of the tenancy between the prospective tenant and the landlord. We draw up the tenancy agreements and other relevant documentation and collect the initial funds (the rent and deposit) and hold the deposit (as stakeholder) throughout the term.

Additionally, we will receive the rent on behalf of the landlord, demand the rent in absence of payment, forward net rents to the landlord, arrange gas safety and Energy Performance Certificates (EPC) and prepare and submit regular statements to the landlord and/or their accountant.

There is an initial marketing fee of £50 plus VAT and we collect our fee at 10% of the rent plus VAT on a monthly basis. Gas safety and energy performance certifactes are charged to the landlord as they become due. Contact with the tenant and maintenance issues are dealt with by the landlord.

Tenant Introduction Only

This includes all of the services listed above, except the collection of rent. There is an initial marketing fee of £50 plus VAT. We will take our fee of 10% of the gross terms rental plus VAT from the first months rent and then the landlord would continue to collect the rent directly by standing order. When the same tenant comes to renew, the fee reduces to 5% plus VAT. Gas safety and energy performance certificates are charged to the landlord as they become due. Contact with the tenant and maintenance issues are dealt with by the landlord.

Fully Managed 

This service is ideal for an overseas landlord. This option includes everything the introduction with rent collection service has to offer with some additional benefits. There is an initial marketing fee of £50 plus VAT. An independent inventory company would compile a FULL inventory/schedule of condition which will be ‘checked in’ with the new tenants. Without a proper inventory it is very difficult to make any kind of claim against the deposit for damages, breakages or missing items.

The day to day management of the property would be agents responsibility, to include looking after any maintenance issues/problems that arise and organising works man/contractors to assist. If works are to exceed the amount of £100, the landlord would be consulted before any monies are spent. Contractors accounts remain the responsibility of the landlord and will be deducted from rent received.

To ensure that the property is being looked after in a satisfactory manner, interim inspections are undertaken
